We are actively seeking general practitioner and family practice physicians who would have an interest in opening a new family practice medical clinic in the vacant, main floor space at 1107 Munroe Avenue in Winnipeg. This is an exciting and promising opportunity, as 1107 Munroe is situated within a very dense residential area and along a very high traffic area. The vacant space is within a bi-level multidisciplinary medical professional building that currently has a number of other health care professionals as tenants. Already on-site is a minor injury medical clinic, an X‑Ray Clinic (equipped with EKG and Spirometry), and a pharmacy. Due to public demand, there is a very large need for a family practice medical clinic. The building is newly built and there is vacant main floor space available either beside the X‑Ray Clinic or beside the pharmacy. There is ample parking in the parking lot and surrounding side streets and the building is very convenient and accessible for your patients. As previously addressed, there is a very dense existing and continually growing residential area surrounding the building. Many of the clients of the second-floor minor injury clinic are actively looking for a family physician, therefore you will be able to build your practice rapidly with the referrals from the minor injury clinic and from the other residents of the general radius surrounding the clinic. There are very attractive landlord incentives to develop the space into a clinic and a lot of the cost of construction will be covered for an anchor tenant, such as a medical clinic.
